Step-by-Step Formulas

1. Net Sheathing Area

Net Area = Gross Area − Openings

Measure the area of the floor, wall, or roof deck to be sheathed. For roof decks, use the sloped length. Subtract any large openings like skylights, windows, or doors.

2. Waste Allowance

Order Area = Net Area × (1 + Waste%)

Add 10% waste for standard layouts. If the area is irregular (gables, hips, or diagonal installs), budget 15–20% because sheet goods create more scrap when cut at angles.

3. Full Sheet Counts

Sheets = ceil(Order Area ÷ 32 sq ft)

A standard 4' × 8' sheet covers 32 square feet (2.97 m²). The calculator divides your total required area by the area of one sheet and rounds up to the next full sheet.

Total Cost = Total Sheets × Price per Sheet

Worked Example

Project: A 24 ft × 36 ft subfloor deck with 10% waste.

Net Area = 24 × 36 = 864 sq ft
Order Area (+10%) = 864 × 1.10 = 950.4 sq ft
Total Sheets = ceil(950.4 ÷ 32) = ceil(29.7) = 30 Sheets
Material cost (at $28/sheet): 30 × 28 = $840.00

Getting Sheet Counts Right

Sheet goods are cheap individually but the count adds up fast, and short orders stall framing crews:

  • Whole Sheets Only: Plywood is sold by the sheet, so every partial sheet rounds up. A wall needing 10.2 sheets is an 11-sheet order — the calculator handles this rounding for you.
  • Openings Are Worth Deducting: On a house with large window and door areas, deducting openings can save several sheets. On a wall with many small openings, the offcuts rarely reuse, so deducting less is safer.
  • Offcuts Rarely Reuse Cleanly: The arithmetic assumes you can use every square foot of every sheet, but staggered seams and blocking requirements mean real offcuts often go in the skip. This is exactly what the waste allowance covers.

Example Calculations

Three scenarios worked through step by step:

Example 1 — Wall Sheathing

Walls totalling 1,200 ft², 150 ft² of openings, 4 × 8 sheets, 10% waste.

Net area = 1,200 − 150 = 1,050 ft²

Sheet area = 4 × 8 = 32 ft²

Sheets = 1,050 ÷ 32 = 32.8 → 33 sheets

With 10% waste = 33 × 1.10 = 36.3 → 37 sheets

Result: order 37 sheets of wall sheathing

Example 2 — Subfloor

Floor 32 ft × 26 ft, no openings, 4 × 8 sheets, 10% waste.

Area = 32 × 26 = 832 ft²

Sheets = 832 ÷ 32 = 26 sheets

With 10% waste = 26 × 1.10 = 28.6 → 29 sheets

Result: 29 sheets of tongue-and-groove subfloor

Example 3 — Roof Decking

Roof area 1,450 ft² (already pitch-adjusted), 4 × 8 sheets, 12% waste for hips.

Sheets = 1,450 ÷ 32 = 45.3 → 46 sheets

With 12% waste = 46 × 1.12 = 51.5 → 52 sheets

Result: 52 sheets — hip roofs generate more angled offcuts

Leave a 1/8 in gap between panel edges and ends, which is what the H-clips on roof decking enforce automatically. Butting sheets tight looks neater on day one, but wood moves with moisture and tight panels buckle — the resulting ridges telegraph straight through shingles and flooring.

What is the standard expansion gap?
A 1/8 inch (3 mm) gap is required at all panel edges to prevent buckling as moisture levels change.
OSB vs Plywood?
OSB is usually cheaper and more uniform; plywood handles repeated wetting/drying cycles better and holds fasteners more securely.
How many square feet is a sheet of plywood?
A standard 4 × 8 ft sheet is 32 square feet. A 4 × 9 sheet is 36 ft², a 4 × 10 is 40 ft², and the metric 1200 × 2400 mm panel is 2.88 m² (about 31 ft²). Sheet area is what divides into your total surface area.
What thickness plywood do I need for a subfloor?
Typically 3/4 in tongue-and-groove over joists at 16 in on centre, or 7/8 to 1 in over 24 in centres. Wall sheathing is usually 7/16 or 1/2 in, and roof decking 1/2 to 5/8 in depending on rafter spacing and snow load.
Should I use plywood or OSB?
Structurally they are rated equivalently for most sheathing applications, and OSB is usually cheaper. Plywood handles repeated wetting better and dries faster, so it is often preferred for subfloors and in humid climates. Both are estimated identically.
Do I subtract window and door openings?
Deduct large openings such as garage doors, patio sliders, and picture windows, since the cut-out is genuinely reusable area. For lots of small windows, deducting every one overstates the saving because the offcuts are too small to place elsewhere.
Why should I add waste to a sheet count that already rounds up?
Rounding up handles the final fractional sheet, but not damaged panels, mis-cuts, staggered-seam offcuts, or the pieces needed for blocking. Ten percent on top of the rounded figure is the normal allowance for framing work.
What does the span rating on a panel mean?
It is the two numbers stamped on the sheet, such as 32/16 — the first is the maximum roof support spacing in inches, the second the maximum floor joist spacing. Match the rating to your framing spacing rather than picking by thickness alone.
Which way should sheathing panels run?
With the long dimension perpendicular to the framing members, so each sheet spans several studs, joists, or rafters. This orientation is what the span rating assumes, and it stiffens the assembly far more than running panels parallel.
